This company treated us terrible! The property was below par but the cost of rent was decent so my husband and I rented from them. We are honest people and keep things in a great condition. When we moved out, however, they took $300 of our $450 deposit and spent it on updating the apartment.....THEY TOOK OUR MONEY TO UPDATE THEIR FACILITY!!!!! Never once in the two years did they replace the lights on the outside of the apartment or paint the front door or the building or clean the entryway to the building or anything! Yet they used our deposit check to pay for updates they wanted to do to the apartment.. Absolutely unprofessional and terrible to work with. I advise you to NEVER GO WITH DOWNING!

Now that I’m FINALLY out of this place I can leave my honest thoughts. WORST landlords I’ve ever had to dealt with. I lived at one of their locations for almost 4 years. They never dealt with ANY issue I brought to their attention even if it was about the apartment. They took forever on getting a new front door since there were major caps in between the door frames which made my electric bill insanely high. During the summer time my average bill was around $200 during the winter around $130-150. I compared my bill to my boss (she has a huge house 5,000 sq feet) and my bill was always higher than hers!!! Mind you, my apartment was 525ish sq feet. They (landlords) had the nerve that I was causing it when I had it set at 65 degrees. Do you really want a landlord who blames you for a new faulty unit? They where nice enough to actually let me out of my lease because they believed that paying that high of a bill is normal!!!! I seriously wish I could give them a zero star rating. Always check around and ask people, I really should of listened to my friends about how bad they are. Make sure you record what it looks like before and after you move out. I’ll never rent from them again.

The most affordable prices in town for sure. I've always had someone come to fix any problems within 24 hours of calling.

I wish I could choose zero stars. Do not bring them business! I helped my 24 year old son, 23 year old daughter-in-law and their three month old baby born with a heart condition that will require two open heart surgeries to correct, move to Nebraska for his new job. They rented a U-Haul truck that would be dropped off in Kearney, NE at University Self-Storage/Avenue N Self-Storage and Downing Management Company Inc. My son parked at a slant in a parking space in front of the office. The parking lot is not of adequate size to park a U-Haul moving truck. He backed up to get the moving truck to sit square in that space. He backed into the overflow valve of a sprinkler system that was unmarked. He did not realize what he had done, nor I had realized what had just occurred when an over zealous and very rude young man, named Tom, came running out of the building over to us to say that we owed $800 in order to repair the damage. Welcome to NEBRASKA!!! When my son went in the office to return the key of the rental U-Haul, I followed shortly in after him. Initially, I overheard my son tell Brian he would come and do the repair. I did allow them to work it out at that moment in Brian's office, but I stopped back in to talk to Brian after I took my son back to Ravenna. Through further contact that day over the phone, Brian verbally told me that he was NOT going to charge my son for the repair. When I came back to University Self-Storage/Avenue N Storage to talk to Brian I initially spoke with the secretary. Brian was in his office. When I began to get heated with the secretary demanding she give me the name of that very rude young man (Tom) that came running out of the office after the incident and demanding $800 be paid for the repair, she brought me to Brian in his office. Brian was in the same position he was in when my son drove up to the office to return that U-Haul, leaning back in his chair with feet up. Two things stuck out to me: Brian said he saw 'it happen'. Meaning he was sitting in the chair in his office looking out the window watching my son back the U-Haul up. Why just sit there? Why didn't Brian pop out of his chair and come out to give direction as to where the U-Haul needed to be parked? We've never been to your place of business prior to August 1, 2018. We had no prior knowledge of your parking facilities (seriously lacking in size to accommodate return of rental trucks and trailers), or anything else for that matter. Gross neglect on Brian's part as co-owner, wouldn't you agree? The second thing that stuck out to me when I took photos of the backflow valve and connections was that the device had absolutely no cautionary markings or flags on it or around it. The device is very near the curb, and the curb had no cautionary markings to alert drivers to be aware that the device was there. If you rent trucks and trailers and they are going to be returned to that location, then it would make sense to take some precautionary measures. AND, it would also make sense that if you are physically present and 'watching' someone back a truck to return it, that you would take precautions (by getting out of your chair) to make sure the driver of that rented vehicle gets ALL the assistance needed to get that vehicle parked safely and without incident on YOUR property. I believe the responsibility here is on Brian and his place of business. The bill was sent and paid by my son at the end of August and stated $8 in parts and $70 in labor (my son verbally relayed to me this weekend 09/15/18). It was most disappointing to learn that Brain is not a man of his word. It was hard to hear my son tell me that he received a bill from Brian for that repair after Brian told me verbally he was not going to bill my son. Very disappointing indeed. Please do not do business with these very dishonest men. I called today 09/18/2018 and Brian responded that he sarcastically stated that he was not going to charge my son for the repair. Dishonest and unprofessional. Referring to me as 'Hey, lady' when speaking to me by phone.

Do not use this storage facility in Kearney. Horrible treatment of their customers. No customer service skills whatsoever. Told them I only needed unit for a month the day I rented unit it. Then come back & say I never gave them notice. Kept deposit.. Went to drop off key day of unit expiring and they closed early. Then they use excuse since key wasn't there on time they will charge another full months rent instead of partial yet when I move in they are just fine with charging partial month.. If you need a moving truck to unload in this facility good luck. Very hard to maneuver a truck around. The only way is putting it in reverse and hoping you got someone with you to guide you back. Very annoying, Lots of other places to rent at if your looking for a storage unit.

These folks are the nicest people. We rented a uhaul trailer and they couldn't have been nicer or more help. I highly recommend. Gated safe storage. Very clean. Super nice people. If I could give it 10 stars, I would.

Fenced with coded gate entry. Temp controlled unit. Pay over the phone. No issues and strongly recommend when a unit is available.
